Building Services Manager — Job Description

Job Summary

The Building Services team specializes in plumbing and HVAC (Hydronic & Air) systems on construction projects that range from $10,000 to $250,000 in size. The Building Services Manager provides business direction by setting objectives and goals to meet customer needs and for the safety of ACI’s Building Services team. This individual is responsible for the performance of ACI Building Services’ sales, operations, profits and growth. This position monitors the department’s activities and manages all aspects of their subordinates’ development.

Duties

  • Implement and evaluate jobsite safety needs and requirements to provide feedback and recommendations to project field leaders
  • Develop and meet revenue and profit goals for the department
  • Analyze current market conditions for business opportunities
  • Create sales, operations, and marketing plans
  • Complete account assignments and review as necessary
  • Institute formal performance management processes designed to improve team performance
  • Lead and foster sales strategies, approaches, and efforts for business opportunities
  • Implement and adhere to company policies and directives
  • Control expenses by developing the department budget, monitoring capital expenditure, and approving purchases
  • Be responsible for the billing, pricing, and margin requirements on all products and services
  • Maintain quality standards by implementing strategies and processes
  • Comprehend the industries’ market adjustments, and respond with alternative strategies to maintain a competitive advantage
  • Share responsibility for recruitment, retention, and development of employees
  • Collaborate with design teams and/or clients to ensure understanding of project scope
  • Contribute to estimating processes, such as change orders and documentation
  • Provide direction and guidance to Project Engineers and Project Assistants
  • Serve as ACI’s Quality Control Manager on assigned projects
  • Review contracts, drawings, and submittals, while preparing construction schedules
  • Coordinate labor needs with ACI’s managers
  • Oversee preparation of operating manuals, warranties, lien waivers, sales tax forms, progress billings, and more
  • Partner with the accounting department regarding job costs, cost to complete, change orders, project close-outs, etc.
  • Other duties may be assigned

Qualifications

  • Bachelor’s degree and/or 5–10 years’ experience in a leadership role; either in construction or related field
  • Ability to read, write, hear, and communicate with customers, vendors, employees, and others in English
  • Driving record meets company requirements
  • Successful passing of pre-employment drug screening required

Working Conditions & Physical Requirements

Primarily in office with expected travel to job sites. May be exposed to fumes, airborne particles, moving mechanical parts, vibrations, loud noises, and more within OSHA standards when visiting the jobsite. Employees may be exposed to outdoor conditions that include inclement weather such as heat, humidity, cold, wind, and dust. May be expected to carry up to 30 pounds regularly and 50 pounds occasionally, stand for long periods of time, walk for moderate-to-long distances on varying surface conditions, climb, crawl, crouch, reach, grip, push, and pull without issue.
