The Grimes BTS development represents another successful partnership between ACI Mechanical, Inc. and Cerris Builders, marking the fifth project the two companies have completed together. The 215,000-square-foot build-to-suit facility was designed to support the operational requirements of a single tenant while allowing for future growth.

ACI Mechanical delivered the plumbing systems for the project, installing key infrastructure including sanitary piping, domestic water distribution, drainage and vent systems, and restroom facilities. The scope also included natural gas piping for rooftop mechanical equipment, condensate drainage, compressed air systems, and safety fixtures such as emergency eyewash and shower stations.

Additional work involved trench drainage, an exterior sand and oil interceptor, and water connections for hose reel stations. The completed building integrates administrative office space, warehouse operations, a fleet maintenance shop, and a wash bay, creating a highly functional facility built to support both current operations and long-term expansion.
